4 POINT INSPECTIONS


A 4 Point Inspection Report is used by insurance companies

to verify the 4 main points of your home. The components are as follows:


  • Electrical System - Age, Amps, Brand, Branch Wiring, Condition
  • Heating System - Age, Type, Working Condition
  • Plumbing System - Type of Pipes, Working Condition
  • Roof  - Material, Age, Remaining Useful Life, Overall Condition


4 Point Inspections are generally requested when a home is 30 years or older, a foreclosure, or a mobile/manufactured home.  Each individual underwriter has different rules so your agent is the best person for that part of the job to explain why your particular home may be required to have a 4 Point Inspection. If a 4 Point is required we use a standardized Citizens Form for these inspections.


Is this report pass or fail?  These reports are used to qualify the 4 points of the home for insurance eligibility.  If there are any deficiencies found during the report your insurance agent will walk you through the necessary correction(s) that need to occur prior to binding insurance. We are not insurance agents and we are independent contractors for the agencies we represent.  All rules and regulations are established by the insurance industry and we recommend discussing your questions and concerns with your agent.  

ROOF CERTIFICATIONS


A Roof Certification Report is used by insurance companies

to verify the overall condition of the roof of your home. The components are as follows:


  • Roof  - Material, Age, Remaining Useful Life, Overall Condition


If a Roof Certification is required we use a standardized Citizens Form for these inspections.

WIND MITIGATIONS


A Wind Mitigation Report is used by insurance companies

to verify the components that qualify for discounts on your homeowners insurance.  As may people are aware the building codes have been improved significantly over the past couple decades.  As part of these improvements insurance companies grant discounts and credits to clients overall homeowners insurance premiums with a wind mitigation report.  The components are as follows:


  • Building Code - Year the home was built
  • Roof Covering - Permits applied for after March 1, 2002
  • Roof Deck Attachment - Nailing to Deck / Size and Spacing
  • Roof to Wall Attachment - Strapping Present and Type
  • Roof Geometry - Hip, Flat, or Other
  • Secondary Water Resistance - Peel and Stick Under-layment
  • Opening Protection - Impact Resistant Cover


Is this report pass or fail?  These reports are used to qualify the individual components that are present in your home.  For each item you qualify for your receive the discounts/credits for each item based on calculations the insurers establish.

POOL and SPA INSPECTIONS


A Pool Inspection is generally done in conjunction with a home inspection. The components are as follows:

  • Timer Box
  • Lights
  • Coping
  • Ladder(s)


During our inspections we check all the major areas and functionality of the pool system.  We do not open the filters on pools or adjust the valves due to liability with the owners of the home.  We do recommend if you have any questions regarding overall functionality and maintenance of a pool that you contact a local licensed professional pool company.
